How Home Inspectors Become Licensed

The home inspector will play an important role if you're acquiring a home. A home represents a significant investment, perhaps the biggest of your lifetime, and the inspection report should outline any and all potential risks. Home inspections are usually ordered by the homebuyer, realtor or mortgage brokers to review the condition of the home prior to purchase. Inspectors perform a thorough check of the interior and exterior condition of the home. As the professional hired to identify any trouble spots, the inspector's skill level is vital.

Inspectors in Texas must have the proper training before entering their field, taking the required coursework at a licensed inspector school or association, then passing a licensing exam and obtaining pre-licensing education. Inspectors are licensed and regulated by the Real Estate Commission, and can rise through the three levels of inspector licensure: Apprentice Inspector, Real Estate Inspector, and Professional Inspector.

They must also possess proof of liability insurance. Some organizations have in person classes available, with training programs featuring a review of state specific rules and a comprehensive test. Many associations and companies also offer home inspector training through correspondence courses by video/mail or the Internet.

An effective home inspector possesses a wide range of detailed knowledge in many areas, such as heating and cooling systems (HVAC), electrical systems, plumbing systems, and roofing. They must also be knowledgeable about older components that are obsolete, yet still in service in some homes.

The proper training is paramount to reducing risks on the job, which are plentiful: opening electrical panels, climbing on roofs, breathing in dust and mold in attics. Inspectors need not only the classroom knowledge required to pass an exam, but also the field knowledge necessary to handle the risks present at each job site.
