Tell us a little bit about your company and its foundation.

Absolut Realty Inc is a full Real Estate brokerage specializing in residential property management, located in central Orlando, Florida. Our company is run by Oliver and Devinee Overton-Morgan, a husband and wife with over 18 years experienced combined. Oliver brokered a real estate company in Kissimmee with over 25 million sales in 2005 alone, and a couple of years later he married Devinee and they opened up a smaller niche company targeted to investors. We have employees and licensed agents dedicated to the various functions of management from leasing, rent collection, maintenance, inspections and accounting.

What is included in your full-service property management? How does this differ from the competition?

Our full service property management is for "hands-off" landlords. We handle all aspects of leasing, marketing and showings to secure a qualified tenant; a detailed move in inspection, rent collection, routine maintenance, and lease renewal or move out inspections and releasing.

This is an all-inclusive service which means everything involved in the leasing and normal management of your property is included in our basic fees.

What are the typical costs associated with this service?

Our simple fee schedule is listed below. Everything included under normal leasing and property management duties are included in these fees. We do not charge any cancellation fees, marketing fees, admin fees, or any other type of hidden fee.

1. Leasing Fee: 65% of 1st month's rent.
2. Monthly Management Fee: 8 - 10% of rent.
10%: $1500/month rent or below
9% : $1500-2500/month rent
8% : $2500+/month rent

3. Annual renewal of Lease: 25% of one month's rent.
4. Annual walkthrough inspection: $30

Can you briefly explain what you mean by "No Hassle" property management?

Employing a professional to manage your rental and your tenants takes away the hassles and headaches of dealing personally with all the numerous tasks of property management. Our company handles all the routine accounting and maintenance, you receive a monthly statement and direct deposit in your bank account and only if there is a major issue or repair will we request your input.

Are there any other services your company offers?

Since we are a full service real estate brokerage we also handle the purchase and sale of properties. Most of our clientele are investors or referred customers but we can handle any type of residential property sale.
